Ngāi Tahu Property is a leading New Zealand property development and investment company owned by Te Waipounamu (South Island) iwi, Ngāi Tahu. Our purpose is to deliver excellent property projects which support the economic aspirations of our owners. Our current portfolio of premium assets is valued at $770.3 million (as at June 2023). 

As one of the investment pillars of Ngāi Tahu Holdings our mission is to create wealth for Ngāi Tahu Whānui (families).

Ngāi Tahu Property has completed a variety of residential, commercial, and industrial projects building a track record of high-quality buildings and a trusted name in the industry. All our projects are delivered in accordance with the values of Te Rūnanga o Ngāi Tahu.

Several successful master-planned developments in Ōtautahi-Christchurch, including Tumara Park, Linden Grove, Wigram Skies, Prestons, and Karamū Riccarton Park, have been completed. While we are currently well advanced in the development of Te Whāriki in Lincoln, Canterbury (in partnership with Lincoln University) and in the first stage of Bellgrove Rangiora in North Canterbury (in partnership with Bellgrove Rangiora Limited).

Ngāi Tahu Property also has residential developments in Tāmaki Makaurau-Auckland, and Tāhuna-Queenstown, offering more choice and opening home ownership to more people in these high-demand areas.

For generations the land of Te Waipounamu-the South Island has shaped the culture and identity of Ngāi Tahu. The history and traditions of the iwi are recorded in the names of places, mountains, rivers, lakes and oceans, ensuring the footprints of our tīpuna-ancestors remain forever upon the landscape.

Working with Mana Whenua

As an iwi-owned company we are committed to working with mana whenua in every area where we operate.

The naming of our developments is a process we take time and effort to get right.  We are committed to the use of Te Reo Māori and to reinstate indigenous names and narratives into the landscape.

Here in Te Whāriki, we lie in the takiwā-territory of the hapū-sub-tribe of Ngāi Te Ruahikihiki.

The name Te Whāriki refers to the ‘floor mat’ or lakebed of Te Waihora Lake Ellesmere - home to the rich wetland and lake community that once extended to the doorstep of Lincoln and the Te Whāriki development. A whāriki is also a woven floor mat that can be found in homes and meeting places today – a place that draws together families and communities.  This symbolises a place for all to gather and meet.
